- Land Assembly of 5 parcels with separate ownership. Worked extensively with the City Redevelopment Agency to acquire one parcel with compulsory purchase/eminent domain.
- Performed extensive environmental remediation for sub-surface contaminants; continues to operate a long term monitoring plan with surface wells.
- Financed in municipal tax exempt bonds with Fannie Mae credit enhancement.
- Total project cost: $54,000,000 ($192,000) per unit.

- Land acquired off-market from Kumagai Gumi Development Company (KG Land, Japan).

- A culturally/environmentally sensitive site that needed detailed remediation/motioning plans (burrowing owl's, former native american burial ground) throughout the period of

- Total project cost: $44,000,000 ($101,000 per unit).

- JV with US real estate private equity fund: AREA Property Partners.
- Executed total refurbishment of entire mall; new tenant mix, incentives and initiatives.
